Residential design projects can be broadly categorized into three types, each with different levels of complexity:
Pre-sale Projects: These are the easiest to execute. Once a client commissions a project and signs a design contract, design plans can be completed for the "pre-sale" property even before the property is delivered. With the right conditions, builders can accommodate the owner's personal requirements, and the only issues that might arise are budget changes and variations in the owner's preferences. There might be minor challenges such as labor shortages and sourcing preferred building materials.
Renovation Projects: These projects are more challenging, especially when dealing with older urban apartments where there are space constraints and material logistics can be complicated. Urban regulations add an extra layer of complexity. However, the sense of accomplishment upon completion is usually the greatest. Renovation projects, particularly in older buildings, often require extensive dismantling and anything removed needs to be replaced or refurbished. This can sometimes result in costs that are more than twice the original estimates. For larger properties, costs may even approach those of luxury real estate.
New Construction Projects: These are the most challenging of all. Building a new structure is a multi-year process, involving various stages, approvals from government authorities, and coordination among numerous professionals. The process includes everything from land acquisition to project planning, construction, and ultimately, interior design.
The case we are introducing here falls into the third category, and it is a building project we have developed ourselves. This project involves the construction of a multi-unit residential apartment building. Previously, we focused on assisting clients in building personalized homes tailored to their individual preferences, where there were almost no unworkable design plans, which belong to the first and second categories and are relatively straightforward. However, this time, we are constructing a multi-unit residential building, which comes with greater complexity. The project encompasses various stages, from land acquisition and project planning to contract agreements, architectural design, construction permits, contractor selection, construction management, exterior design, occupancy permits, and more. Therefore, the interior decoration can only be tackled once all of these procedures are completed, allowing homeowners to enter the interior spaces. Given that this process takes over three years, there is more time available for tailoring the home design to one's liking. Therefore, 3D simulations are crucial for discussing and modifying designs throughout the extended construction period. Below is an introduction to the 3D rendering of the interior design for a single unit in these apartments.
